We all embrace and encourage change in our neighborhood. Good change drives up property values and makes our neighborhood a better place to live. While this is true, not all change is good or appropriate. Please know that any substantive change to your property must be approved by the Association by submission and approval by the Architectural Review Committee.
Such changes may include additions to your home, placement of sheds or equipment such as generators, or other improvements such as addition or replacement of car ports, etc. If you have any questions regarding whether or not your change would require approval, please ask for permission rather than just doing the change. Below you will find submission requirements for any changes such as those listed above. Making a Submission
Please note that all requests should be e-mailed to gpeoa1@gmail.com well ahead of the time that you plan to make changes to your property. Any submission should include adequate description and documentation to ensure that the proposed plans can be understood and handled in the most expeditious manner possible.
Once the submission has been submitted, we will forward the request to the Architectural Review Committee where we will determine if the proposal meets the restrictive covenants. You should expect an answer in 2 to 3 weeks.
Any and all exterior improvements, additions, changes or other proposed exterior construction/repair work must be submitted to the GPEOA Architectural Review Committee and approved before the City will grant a building permit to the homeowner. This applies to all exterior work regardless of whether the proposed work is in the home front, rear year or side yards. This submittal/approval procedure also applies to any proposed new fence and replacement of any existing fence.
The following represents information which is requested for submittal to the GPEOA Architectural Review Committee in order to facilitate a complete and expeditious review of proposed improvements at residences in Garden Park. GPEOA has tried to be extremely liberal as far as requirements for submittals, in an attempt to both reduce the effort required by the property owner, and to minimize the cost incurred for any preparation of plans, drawings, surveys, etc. However, we must have enough basic information to allow us to provide an adequate review for compliance with the covenants. At a minimum, the submittal must include the following:
1. A site plan which indicates the location of the existing structures on the property, as well as the proposed improvements, with appropriate dimensions, to indicate the size of the improvements, location relative to the existing structures, distance to property lines and positions of all property lines. This need not be a certified survey, but should at least be a legible drawing which includes the information described.
2. One or more elevations which indicate the size and design of the proposed improvements, including height, and any other pertinent data which would be helpful to adequately describe the project.
3. Types of materials proposed for the project; architectural elements including trim and color, if applicable.
Oral representations which are not shown on the plans or denoted in the owner's submittal cannot be acted upon. Please forward submittals in duplicate, such that each copy can be stamped and numbered in order that stamped originals can be maintained by both the owner and GPEOA. GPEOA will provide a letter which indicates any violation of the covenants, or a "letter of no exception", which can be used in obtaining required approval of regulatory agencies.
